YOUR DISCOVERY CALL
The first step to becoming an investor with Develop Capital is to have a 1:1 conversation with Adam Barry, our head of capital. Adam is a wealth of knowledge and can answer any high-level questions you may have around what is involved with becoming an investor.
SUBMIT APPLICATION FORM
Next up, if you believe that the opportunity is the right fit for you, we will request that you submit a formal application. This allows our team to ensure that you fully understand what it means to be an investor, and the general terms and deal types that you can expect to see when you become an investor.
REVIEW LEGAL DOCUMENTATION
If your application is successful, we will then move towards a formal review of our syndicate legal documentation. We strongly encourage at this stage you seek professional, independent advice and ask any questions that you may have.
WELCOME TO THE INVESTORS CIRCLE!
Once you have reviewed and accepted the legal terms of our syndicates, you are now officially part of our Investor Circle! You will now join our waitlist of investors and begin receiving information about our upcoming opportunities. There are no obligations for you to select any opportunity that is presented to you at this stage.
SELECT YOUR OPPORTUNITY
As soon as an opportunity passes our preliminary due diligence it will be presented into the Investors Circle. You will have the opportunity to express your interest and apply for a pre-release position with a small deposit. This deposit is fully refundable, for any reason with no questions asked if you do not wish to proceed with the project.
CONFIRM YOUR FINAL INVESTMENT DECISION
Upon successful completion of our detailed due diligence, we will formally present to you our findings and feasibility forecasts in the form of an Information Memorandum. If you proceed with the offering, the deposit payment is now non-refundable, and the balance of funds will be due in accordance with the schedule as outlined within the Information Memorandum.
YOUR PROJECT BEGINS! -KICK OFF!
Once the syndicate is live, we will get straight to work to deliver the project. You will receive monthly updates on progress, and detailed forecasts revised quarterly based on changes in market conditions and new information.
THE VALUE-ADD PHASE IS COMPLETE! – TIME TO GET CAPITAL BACK!
Once we have increased the value of the properties, we release capital through a partial sale or refinance of the assets we have created. Investors can now get their original capital back to re-deploy in new projects, whilst keeping their profits in the deal to continue to compound!
THE OPERATIONAL PHASE! – YOUR INCOME STREAM BEGINS
We now lease out the assets and begin collecting the income. Investors can sit back and enjoy the income stream as the assets continue to appreciate.
THE MILESTONE REVIEW! – CASH OUT SOME OF YOUR PROFITS!
Every five years (or sooner if necessary), we will do a full review on market conditions, valuation and overall performance of our assets. At this stage, we will run a structured buy-back process using surplus cash available, giving investors an opportunity to cash out some or all their holdings.
